Booking Conditions

Bedroom rates vary depending on the day of the week and the hotel’s occupancy levels. All rates are inclusive of VAT at the current rate. All rates include Bed & Full English Breakfast. Breakfast is served Monday-Friday | 7:00am-9:30am, Saturday-Sunday | 8:00am-10:00am, Bank Holiday Monday | 8:00am-10:00am.

You must not exceed the maximum occupancy for the room allocated to you. We reserve the right to conduct checks on occupancy.

All reservations must be paid on check-in with any extras paid on departure.

Please note, you must not, at any time:

  • Be threatening or abusive towards our team members or cause them, or any of our guests, any health and safety hazards including tampering with fire alarms and emergency equipment.
  • Engage in unlawful activity (e.g. illegal substances).
  • Bring potentially dangerous or hazardous materials or equipment onto the hotel premises.
  • Remove, damage or destroy any hotel property.
  • Prevent our management, housekeeping and/or maintenance staff from having access to your room as and when required.


For Group Bookings:

The lead Guest will have full responsibility. this includes:

  • You will remain responsible for the acts and omissions of all guests staying under a Group Booking
  • Any Payments outstanding will be covered by the lead guest if a member of the party fails to do so.
  • Making any cancellations, bookings or changes must be done through the lead guest.
  • All members must be made aware of terms and conditions
  • To inform the Hotel of payment arrangements. If guests will pay their own accommodation bill and deposits.

We operate a 7 day prior to arrival date for group bookings between 5 – 14 rooms, cancellation policy.  For example, if any rooms cancelled from 00.01am 7 days prior to your arrival, will be subject to a full cancellation charge. In the event of cancellation after this time, or non-arrival, then the first night’s accommodation will be charged. For 15+rooms, the cancellation policy will operate 30 days prior to arrival date. Rooms of 4 and under operate a day prior room cancellation policy.

The reception team will send your rooming list prior to your arrival, we advise to make any changes or cancellations before the cancellation period becomes chargeable. If any changes within the chargeable cancellation period, there will be a charge.

Please note that any alcohol or food that is found to have been brought into the hotel will be subject to a corkage charge.

Non refundable deposits per room must be taken in order to secure your booking.  A guarantee will be given to the hotel for the rooms and guests are aware we need a swipe of a card on arrival regardless of whether they are paying for the room or not.

Full payment must be taken upon booking, full refunds provided if cancelled within free cancellation period. 

Cancellation Policy
We operate a day prior room cancellation policy. Any rooms cancelled from 12.01am the day prior to your arrival, will be subject to a full cancellation charge. In the event of a cancellation after this time, or non-arrival, then the first night’s accommodation will be charged.

Group bookings are defined as five or more rooms. between 5-15 rooms 1 week cancellation period. Between 15-33 rooms 1 month cancellation period . Any deposits relating to any group rooms cancelled will be neither refundable nor transferable to another room in the group.

Cancellations made due to reasons beyond the control of the hotel, such as bad weather (i.e. snow, flood) and illness are liable to full charges in line with the policy detailed above. This is applicable should the hotel remain operational and open to guests.

Dog Charge
Should you wish to bring your dog with you, there will be a supplement of £30 per dog, per night. Please note that not all of our bedrooms are suitable for dogs and we request that you call us on 01905 353 518 to book.
Guest Check-In and Check-Out
Check-in time at our hotel is 3:00pm on arrival date, the latest time by which you must vacate your room and check out from the hotel is 11:00am on the departure date.

Both early check-in and late check-out can be purchased via reception for an additional rate. This is subject to availability. If you do not vacate your room and check out by 11:00am, we will be entitled to charge you.

During the summer months our bar and garden areas can be busy, at the bar please present your room key to a member of our fab bar team and they will do their best to prioritise your order.

At the rear of our beautiful garden you will find a ‘Residents Only’ Garden, a peaceful and relaxing area for you to enjoy our stunning surroundings during your stay.

We have two car parks, one located at the front and the other at rear of the hotel. Parking is free for hotel guests however, on a first-come first served basis.

All vehicle registration plates must be listed on the registration at check-in. All vehicles are parked at the risk of the owner.


Smoking Policy
All areas of the hotel are strictly non-smoking. This includes the smoking of e-cigarettes.

Outside areas are provided for smokers. Please be mindful of other guests and diners when smoking.

You will be charged for any and all costs we incur in cleaning the room and restoring it to a smoke-free environment.


Food and Drink
Only food and drink purchased from the hotel may be consumed on the premises unless agreed with management beforehand. We hold a 24-hour license for residents of the Hotel and drinks can be ordered at any time at the bar.

If food or beverages brought into the hotel are consumed on the premises, a charge will be made equal to the hotel’s selling price for that or an equivalent product, which shall be in the absolute determination of the hotel.

Food and/or beverage may also be confiscated by the duty manager and returned to you on your day of departure.


We reserve the right to charge your credit or debit card for any damage incurred to your room or the hotel during your stay (including specialist cleaning) or for any items that are missing when you leave. This includes the non-return of your hotel room key and/or umbrella.
